Değirmen 81 is an exceptional private estate nestled in one of Bodrum's most beautiful and unspoilt villages, where time-honoured Aegean village life continues much as it has for generations. When the Karakaya family first acquired the land, there was nothing here at all. No buildings, no gardens, only a bare hillside and a vision. Everything that stands today was created entirely from scratch, completed in 2011 as a true labour of love, with the windmill built in homage to the region's architectural heritage.
Set within 50,000 m² of private grounds, Değirmen 81 offers its guests complete exclusivity and uninterrupted panoramic views over the picturesque countryside: rolling hills, olive groves, and the ever-changing light of the Bodrum peninsula.
At the heart of the estate stands the windmill, home to two bedrooms, each with its own en-suite bathroom, along with an additional guest bathroom, a welcoming living space, and a fully equipped kitchen. Though newly built, it carries the timeless presence of structures that have watched over these hills for centuries, while offering all the ease and elegance of modern living. A separate guest house, with its own bedroom and bathroom, provides additional privacy and comfort for visiting family and friends.
Life at Değirmen 81 flows naturally between indoors and out. A charming gazebo offers an open-air living space gathered around a fireplace, alongside an open dining area that is perfect for long lunches and golden-hour aperitifs. The glasshouse, the estate's most recent addition, houses a spacious living space with its own fireplace and a dining area. By day it is a light-filled retreat; by night, an atmospheric venue for dinners, gatherings, and afterparties that carry on long after the sun has set.
The family's deepest devotion, however, is to nature itself. Over the years, they have poured their utmost care into nurturing and expanding the estate's greenery, transforming once-bare land into a flourishing private botanical sanctuary. Today the grounds are home to close to 500 different plant species, from tropical fruits to rare palms, a living collection that continues to grow season after season.
The grounds unfold as a series of further discoveries: a swimming pool inviting long, lazy afternoons in the sun, a tranquil lagoon adding an element of unexpected serenity, an organic vegetable and herb garden supplying the kitchen with seasonal produce grown just steps from the table, and a flourishing orchard offering fruit straight from the branch.
